My tile looks fine. Why would my roof need work?

Because the tile is not the waterproofing. Concrete tile is a wear course that shades and sheds; the felt or membrane underneath is what keeps water out, and in Surprise heat that layer lasts fifteen to twenty-five years while the tile lasts fifty or more.

A roof can look perfect from the street and have a drainage plane that cracks when you flex it. The only way to know is to lift tile in several places and look. That is why our inspections do exactly that, and why we hand you photographs of the felt rather than photographs of the tile.

What is a tile lift-and-relay, and how does it compare with a full re-roof?

A lift-and-relay stacks your existing tile, strips the old underlayment, replaces any delaminated sheathing, installs a new drainage plane with new valley metal, pipe jacks and eave risers, then re-sets your tile with an allowance for breakage of roughly five to ten percent. A full re-roof does all of that and buys new tile as well.

Because tile is a large material line item and yours is usually still sound, the relay is normally the cheaper job. We quote both side by side with the tile count and contingencies written down so you can see the difference rather than take our word for it.

Should I have my tile roof sealed or coated?

We do not recommend it and we will not sell it. A concrete tile field does not leak through the tile, so a coating on top of it never reaches the layer that is failing.

Worse, coating glues the tile to each other and to the ridge mortar, so when the underlayment does need replacing your tile no longer lifts cleanly, breakage climbs well past the normal allowance, and the labor to separate the field is added to the biggest line item on the job.

Cleaning and sealing porous, stained tile is a legitimate cosmetic treatment. It is not waterproofing and should never be sold as an alternative to a relay.

How long does roof underlayment actually last in Surprise?

Fifteen to twenty-five years is the working range for a single layer of #30 felt, and exposure moves it a long way inside that range. South and west planes cook and go first; a shaded north plane on the same house can be five years behind.
